What is a VA loan?

A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs for eligible veterans, active-duty service members, National Guard and Reserve members, and surviving spouses. Its signature benefits: $0 down and no monthly mortgage insurance.

VA loan eligibility

You may be eligible with 90 consecutive days of wartime active service, 181 days of peacetime active service, 6 years in the Guard or Reserves, or as a qualifying surviving spouse. We’ll pull your Certificate of Eligibility (COE) for you. More detail: VA eligibility guide and entitlement explained.

The Certificate of Eligibility (COE)

The COE proves to lenders that you qualify for your VA benefit. You don’t need it in hand to start; we obtain it during pre-approval.

The VA funding fee

Most borrowers pay a one-time funding fee (financeable) in place of monthly mortgage insurance; borrowers with a service-connected disability are typically exempt. See current rates in our VA funding fee guide.

VA loan limits & entitlement

With full entitlement, there’s no VA loan limit. With reduced entitlement, your limit ties to the El Paso County conforming limit. Use our Maximum VA Loan & Entitlement Calculator.

The VA loan process & first-time buyers

Talk to a local VA expert, get pre-approved (we pull your COE), find your home, complete the VA appraisal, and close. First-time buyer? VA loans are an excellent first home loan: $0 down and forgiving credit. We guide you the whole way.

VA purchase & refinance options

Buy an existing home, build new with a VA construction loan, or refinance later with a VA streamline (IRRRL) or VA cash-out.
